Does a Real Estate Company Need a Full-Time SEO and AI SEO?

No, a real estate company/brokerage/team doesn't need a full-time SEO or AI SEO. There are a lot of high-quality SEO companies and consultants available for hire, and they can do as good a job or better than a full-time employee.

That said, there are pros and cons to hiring a full-time employee, as well as pros and cons to hiring outside SEO help. The right answer will depend on your goals, commitment, and available resources, among other things.

All of which is to say that I speak on this subject from deep experience. In this article, I'll walk you through the decision to hire a full-time SEO or outsource it to an agency/consultant.

First, What a Full-Time SEO and AI SEO Does

SEO is a wider discipline than you might realize. When someone says they "do SEO," that can mean a lot of different things. A well-rounded SEO covers several areas:

  • content development and creation

  • on-page optimization

  • technical SEO

  • link building and digital PR

  • local SEO

  • analytics

You'll notice I didn't list GEO, AEO, AIO, or whatever acronym is en vogue at the moment to describe getting found in ChatGPT, Gemini, and other AI sites. That's because good SEO is the foundation of AI SEO. They're not two separate disciplines. The AI hype bros telling you otherwise are probably trying to sell you something.

When It Actually Makes Sense to Hire Full-Time

Despite what I said at the beginning of this article, there are situations where hiring an employee might make sense.

First, you have to be really committed to increasing your organic traffic from search and AI search. If you're a large team or brokerage with multiple locations, a high volume of content to produce and manage, and a marketing team already in place, a full-time employee can be a smart addition. At that scale, SEO is a significant enough part of your business to justify the cost and the ongoing management.

But if you're just starting out or dabbling in this area, I wouldn't begin by bringing on a full-time SEO. Likewise, if you're a solo agent, a small team, or even a mid-size brokerage, you're probably not there yet. The volume of work doesn't justify a full-time salary.

Pros of Hiring a Full-Time Real Estate SEO

Having a dedicated, in-house SEO comes with several advantages.

1. They know your business.

An employee who works exclusively on your company develops deep familiarity with your brand, your market(s), your agents, and your goals. That context is hard to replicate with an outside vendor who's splitting time across multiple clients.

2. They're available day-to-day.

Need a blog post written, a new listing area added, or a quick turnaround on something? An in-house hire is there. You're not waiting on an agency's project queue or a consultant's availability.

3. They can collaborate with your team.

A full-time SEO can sit in on meetings, work directly with you, your marketing staff, and leadership, and be part of the day-to-day conversation in a way that outside help usually isn't.

Cons of Hiring a Full-Time Real Estate SEO

Here are four potential drawbacks to think about before you commit.

1. It's expensive.

A high-quality SEO/AI SEO typically makes $80,000 to over $100,000 per year depending on experience and market. Add benefits, payroll taxes, onboarding time, and ongoing tools, and all that adds up pretty quickly.

2. Their perspective is limited to your business.

An outside consultant or agency works across multiple clients and markets. They see what's working, what's changing, and what's coming. An in-house hire might only know what they see right in front of them.

3. Hiring well is hard.

Real estate SEO is a specific skill set. Finding someone who understands both SEO and the real estate industry is harder than it sounds, and a bad hire is costly in both time and money.

4. You need to manage them.

An employee requires oversight, performance reviews, and internal accountability. That takes time from someone on your leadership team.

Questions to Ask Before You Decide

I suggest you do an honest self-assessment before you decide whether to hire or outsource your SEO and AI SEO. Here are a few things to think about:

Are you committed for the long term? SEO is not a short-term project. If you're looking for a quick fix or you're not sure you'll stick with it, don't hire an employee -- for your sake and theirs! The best SEO hire (or partnership) in the world won't help a company that isn't committed to the process.

What's the competition like in your market? A mid-size city with a handful of local competitors is a very different challenge than a major metro where you're trying to rank alongside Zillow, Realtor.com, and well-funded local brokerages. Understanding your competitive landscape helps you figure out how much firepower you actually need.

Do you have the resources? Hiring an employee means a full-time salary, benefits, ongoing education, and the tools an SEO needs to do the job well. And beyond the financial side, do you have the internal infrastructure to support an employee? That means someone to manage them, a clear onboarding process, and enough ongoing work to justify a full-time role. Hiring a full-time SEO without those things in place sets everyone up for a frustrating experience.

IMO, most real estate companies don't need a full-time SEO and AI SEO. What they need is the right level of help for their size, goals, and market, paired with a commitment to the long game.

For a lot of agents and teams, that means a consultant or agency with real estate experience. For a large brokerage with serious marketing infrastructure, a full-time hire might eventually make sense. But even then, it's usually something you grow into, not something you start with.

The self-assessment questions above are a good place to start. If you work through those honestly and still aren't sure what the right move is, that's a good sign you'd benefit from a conversation with someone who knows real estate SEO well.

Yes, and I'll use my wife as evidence. We began focusing on SEO in late 2017 -- optimizing her website, publishing high-quality content on a consistent basis, doing digital PR to secure local and national media appearances, etc. By 2019, we were able to stop spending money on Zillow and Realtor. com leads, as well as turn off our Google PPC ads. Now, year-in and year-out, SEO and AI SEO is one of her top two sources of leads and GCI. (Her client loyalty system, which we teach to interested agents/teams, is always the other.)

SEO is one of the most cost-effective long-term marketing channels available to real estate agents, teams, and brokerages. When done well, SEO puts your website in front of buyers and sellers who are actively searching for help in your market. The catch is that it takes time and consistency.

Does having good SEO and AI SEO result in high-quality leads?

Generally, yes. Someone who finds you through a search for "best real estate agent in [LOCATION]" or "homes for sale in [LOCATION]" is already looking for what you offer. That intent makes search-driven leads different from cold outreach or paid social, where you're interrupting people who weren't necessarily thinking about buying or selling. The quality of the lead still depends on how well your site converts visitors, but the starting point is strong.

Can a real estate agent do their own SEO?

Yes, with the right training and tools. It takes time and a genuine willingness to learn, but many agents handle their own SEO effectively, especially in less competitive markets. The biggest challenge is consistency. SEO requires ongoing work, and it's easy to put on the back burner when you get busy.
