AI Overviews finally stop growing in real estate searches
- Matt McGee
- Google AI Overviews
As of early January 2025, AI Overviews are appearing in 63% of real estate searches. That's unchanged from December.
I'm tracking 250 real estate keywords (80% are information, 10% are navigational, and 10% are commercial) and as of January 2, 157 of those keywords show an AI Overview.
The big news is that this is the first time in my six months of tracking that the prevalence of AIOs hasn't increased.
Back in August, when I first expanded my keyword set to 250, AI Overviews appeared for 46% of those searches. That number grew steadily each month until finally flattening out this month.
The breakdown by bucket has been pretty consistent:
none of my 25 navigational keywords show an AIO
one of my 25 commercial keywords shows an AIO
156 of my 200 information keywords show an AIO (78%)
This also seems like a big deal: There was very little turnover among keywords with/without an AIO. In a typical month, I'll find 15-20 keywords getting an AIO and only 5-10 losing an AIO.
This month, there were exactly four keywords that gained an AIO and four that lost an AIO.

Main question for me right now is...Is this a one-month aberration, or are we finally seeing the prevalence of AIOs in real estate settle down?
