AI Search Visibility Graders for Real Estate Agents: What You Need to Know

AI Search visibility graders are becoming popular in real estate, but agents need to know that they don't generally deliver on the promise to assess your visibility in ChatGPT, Google/Gemini, and other AI tools.

Let me explain why I say that with a story.

A couple months ago, one of the agents in my SEO mastermind community submitted her website to one of these "AI Readiness" or "AI Score" tools. She shared the results PDF with me and wanted to know if it was accurate and helpful.

It gave her an okay grade -- it said the content was strong, but it listed several technical problems to fix, such as...

  • LLMs.txt file missing

  • missing/incorrect schema

  • etc.

When you're a busy real estate agent and you don't live in this marketing/SEO/AI world, you see something like that and it probably worries you.

But the more I dug into this AI search grader's report, the more I realized she had nothing to worry about. I'm glad she shared the report because it gave me a chance to explain that

And speaking of stuff that doesn't matter, the report gave her good scores on "content clarity" because

  • her title tags were in between 20-80 characters, and

  • her meta descriptions were in between 50-160 characters

I was glad to explain that those also don't matter. 😅 Your title tag can be as long as you want it to be -- and on some pages, I recommend it be 200-300 characters long. Meta descriptions? Length doesn't matter. Only thing that matters is what you say, and even that's up for debate these days.

Matt's Bottom Line

Here's what I said to this agent after reviewing her "AI search visibility grades":

These things are primarily lead gen tools so they can upsell you on their products/services that will no doubt "fix" what's in the report.

In this agent's case, it would've been "fixing" a lot of stuff that doesn't matter.

My ask: Find yourself a person or community where you can get trusted advice and help on stuff like this, and avoid a lot of wasted time and money. No one expects you to be a marketing expert, but you'll save yourself a lot of worrying and headaches if you have access to one you can trust. (Hint: my real estate SEO mastermind is a great option.)
